On behalf of the board members of Watergate1 Condominium Association and myself, I would like to take a moment of your time to recognize the employees of All States Construction Company that worked on our latest building renovation project.

Jim Charlton Emanuel Ramos, Ronnie Gonzales, Jaime pinon and José Cruz, and as always Jennifer Hallowell.

Our project started out with Jim Charlton with pricing and job coordination for work on the South side balconies, and the north side walkway. Jim was great to work with. He took the time to explain why and what he proposed to do to restore the T-Joints on the South side balconies and North side walkway, grind down and repaint the privacy panels on the balconies. We were happy with the scope of work ands cost estimate Jim supplied.

The job was then passed on to Emanuel Ramos. He was terrific!!! He not only kept me informed every day, but regularly dealt with owners that were upset about losing their parking spaces because of the construction trailer and aerial lift when it was being used on the North side of the building. Emanuel was always readily available to meet on site when I or another board member had a concern. Yes. and he was the one to call and say, “Dan. I have some bad news you have to come and look at the 2 balconies that will need and engineer to look at before we can go any further”. He took the time to explain what the problem was and how it would need to be addressed by an engineer as soon as possible. He helped us address a flooring issue by cleaning and placing 2 coats of a sealer on a small test area of the walkway floor so we could see what the result would be. And on the 6th floor North side walkway he discovered another are that will most likely need concrete work to repair/replace a concrete plank.

Needless to say, we were scrambling for an engineering firm that could be on site as soon as possible to look at the issue and provide the necessary design and engineering drawings to proceed. Thank you, Jenn for all of your guidance on this issue. With her input we decided on Becker-Morgan and have now moved forward. She has always been my “go to” person when I’m not sure what the next step is, or who to call

Hats off to Emanuel’s crew of Ronnie Gonzales, Jaime Pinon and José Cruz. In spite of a language barrier, these gentlemen ALWAYS offered the nod of a head, the wave of a hand or a quick smile to bid someone a good morning or afternoon. They always kept the job site clean. At the end of the workday, we would see them with the blower, a broom and dust pan cleaning up after the day’s work. The board has received many calls from owners that were pleased as to how well organized and neat the crew was.

Board of Watergate

On behalf of the board members of Watergate1 Condominium Association and myself, I would like to take a moment of your time to recognize the employees of All States Construction Company that worked on our building renovation project.

Mike Coolidge, G, who I still don’t know his given name, and his crew were great to work with. If I ever had a question or concern, it was always addressed and answered in a timely professional manner. From the beginning of the project I was able to observe the crew when they prepped the owner’s condos for the new windows. The time and care they took to make sure everything, from the flooring to the furniture, was covered and protected from dirt, dust and construction debris was truly exceptional. They were always respectful and pleasant to work with and be around during their work day.

Being retired and having the opportunity to oversee this project has been exciting for me. My wife and I were here for most of the construction days. During that time I had the chance to speak with G every morning. He always had pleasant words and was eager to share his knowledge and the goals set for that particular work day. He regularly kept me informed of the extended schedule. I couldn’t have asked for a better working relationship. He is a man with a constant adjustable moving schedule that knows how to get things done.

When I expressed my concerns about the sharp edge of the sill pan flashing on the first floor of the east end of the building Mike Coolidge stepped up to the plate and came up with a solution that worked for everyone. He was truly intent on resolving a safety issue with which I was concerned. When I found omissions on the construction drawing Mike would say, “It’s no problem we can take care of it”, I knew I could walk away without worries because the situation was in good hands.

Last, but not least. I want to thank you for working with us on the cost of replacing the pressure treated 2”x4” framing for the new windows. I could tell by the wording in your correspondence you were doing your best to work with us on this challenge while protecting your business interests. That truly is appreciated!!!

Your business has been truly blessed with the employees mentioned above. I hope you will take the time in your busy day to share this information with the Mike, G and his crew that worked on this project, and express my personal thanks to all. Hopefully our paths will cross again on another project for our condominium.

All States is to be commended for their work and for the items that were accomplished after the first punchout. This did not go unnoticed. The south garage wall was finished, the 5 shallow stairs were filled in & re-deck coated, many decks were re-coated, glue was removed from garage level, old smoking signs were removed, two cinder blocks were removed. The building looks good. We appreciate the attention that Larry has given to this job & we hope to continue to work with him on the East side. Now if the weather will just cooperate.

Thank you for everything you and your employees did to make the coatings and windows replacement projects successful. Owners and neighbors alike, have commented about how well the building looks, now. Later this year, we expect to solicit bids for cleaning and staining the wooden back porches and painting / replacing the metal front porch railing and step risers. I’d like to thank you for all the effort you put into our project at 1909 Boardwalk. I don’t know if I would have the patience you had with me and with the other 5 owners. I think we went through quite a few proposals before it was accepted by all the owners. (If you recall I met with Jim in October of last year and was ready to start immediately) Jenn and Debbie were enormous help every time I had a question about the proposal or about billing. The men that worked on our project were very professional and actually left the grounds in better shape than when they arrived. Dear Mr. Kyger:

I went to Ocean City yesterday to “walk the building” with your project supervisor Larry Wharton.  It just sparkles!

For the last four years, All States has completed projects at Ocean Tower.  For the last two, on my watch, we have worked closely with Larry and have found him to be an excellent supervisor and craftsman.  He and his crew have done excellent work.  They pay attention to details and don’t cut corners.  This year, in preparation for coating the stairways for the first time, Larry called to recommend further patching of cracks on stair treads.  It added to the cost of the work, but it was clearly necessary and greatly improved the look of the final product.

I, and I believe all Ocean Tower owners, have come to recognize that maintaining the value and appearance of an oceanfront property requires a continuing program of maintenance and repair.  It has been a pleasure to work on this with All States Construction and, I hope, that will continue in the future.

I am a recent owner of a condo at the Harrington Towers on 29th street where your crew managed by Travis was doing a window replacement project for our building/Association. I just happened to be out for a drink with a friend of mine from Watergate and I was telling him what a great job the contractor had done on our building, and as it turns out All States did a great job on his building as well (different crew). I thought it was worth noting that Travis and his crew were great to work with and you should be aware of that. I had some drywall repair work and new tile flooring being done by my contractor at about the same time Travis was working on our stack. He was exception to work with which did not delay his progress or ours. Much appreciated.

Also, while connecting some dots on another project. I am an owner of another condo at Seagate. I have been working with a Paola Litterio at MasterJack which I now understand is owned by you as well. Paola is another example of another employee that is extremely helpful, knowledge and customer oriented.
